Lower investment costs, predictable long-term returns and a fully managed service have made solar energy a key source of value creation within the property portfolio.

Weerts Energy is an international player in logistics property that focuses on scalable value creation and future-proof investments across several European countries. With a rapidly expanding property portfolio, Weerts Energy sought to integrate solar energy systematically into its logistics sites, without compromising on returns or operational control. Solar energy was not viewed as a symbolic sustainability measure, but as a strategic lever for cost control, stable returns and the long-term appreciation of property value. However, this ambition came up against the realities of an international roll-out. Each country has its own rules regarding permits, grid connections, subsidies and technical standards. At the same time, investment decisions had to be made quickly and on a sound basis, with a clear understanding of returns, risks and long-term cash flow. Furthermore, Weerts Energy did not wish to set up an in-house energy department, but was looking for a partner capable of managing the entire process with minimal internal burden.
A comprehensive approach from A to Z, driven by the business case and quality
We began by carrying out technical and financial feasibility studies for each site, analysing every roof for structural suitability, electrical infrastructure, grid capacity and expected energy yield based on long-term climate data. On this basis, robust business cases were developed and various scenarios were modelled, such as optimisation of the IRR, self-consumption versus feed-in, and maximum utilisation of the roof area.
At the same time, we took full responsibility for the administrative process. We managed the permit application processes, co-ordinated grid connection applications and analysed the relevant subsidy schemes in each country. Where applicable, we also provided support with incentive applications and auctions, including a well-thought-out bidding strategy. Through proactive coordination with local authorities, grid operators and other stakeholders, risks were managed at an early stage and delays were avoided.
During the construction phase, the focus was on cost-efficiency and quality. We drew up detailed technical specifications, oversaw the tender process and supported Weerts Energy during EPC negotiations. As an independent partner, we ensured competitively negotiated investment costs, combined with clear guarantees on yield, product and quality. Throughout the entire process, we acted as the central point of contact and project manager, thereby ensuring that Weerts Energy was relieved of as much work as possible.
Lower investment costs, predictable returns and scalability
Large-scale PV installations have been completed at logistics sites in Germany and elsewhere, with projects exceeding 1 MWp per site. Thanks to thorough preparation and strong EPC negotiations, investment costs were significantly optimised, whilst the installations comply with strict safety and quality standards. By cleverly tailoring the design to local consumption profiles, energy production was maximised and a high degree of long-term yield predictability was achieved. The detailed business cases provided Weerts Energy with clear insight into returns, cash flow and risks, enabling investment decisions to be made more quickly and with greater confidence. Equally important is the peace of mind this brings. Weerts Energy was able to realise its sustainability ambitions without adding internal complexity and now has a replicable model for further international roll-out.
